Buying a Property in Monaco

As a real estate agency, we offer our own exclusive selection of properties, but we also have access to all listings from other agencies in Monaco, including both public and off-market properties. This ensures you have the widest range of options. The first step in acquiring property in Monaco is to submit a written offer specifying your proposed price. To secure the offer, a 10% deposit of the purchase price must be placed in escrow at the notary's office. If the seller declines the offer, the deposit is fully refundable.

Please note that the documents below are generally required when buying/selling a property. However, depending on your specific situation or the nature of the transaction, additional documents may be requested.

For Individual Buyers:

  • Valid identity documents
  • Proof of current address
  • Marital status; if divorced, a copy of the divorce decree

For Corporate Buyers:

  • Articles of association, signed by the managing director and certified as up-to-date
  • For a Monegasque company: a copy of the RCI (dated within the last 3 months)
  • For a foreign company: copies of all incorporation documents
  • List of beneficial owners (any shareholder holding 25% or more of the company’s shares)

Acquisition Costs in Monaco

  • Notary Fees: 1.5% of the purchase price (+1% of the loan amount if financing is involved)
  • Registration Fees: 4.75% of the purchase price
  • Agency Fees: 3% of the purchase price + VAT (20%) 

Selling a Property in Monaco

Unlike many other countries, signing a sales mandate is not mandatory in Monaco. However, we highly recommend an exclusive mandate, as it increases the visibility of your property, optimizes marketing efforts, and enhances the chances of a successful sale. To list a property for sale, you simply need to authorize a licensed real estate agency to include it in its portfolio.
